What is the difference between ‘Private’ & ‘Strategic’?

Private is for properties being explored quietly. Only the suburb and general property details are shown. There is no street name, address or photography. Nothing progresses without the homeowner’s consent. Strategic is for properties where greater visibility is appropriate, including pre-market and publicly listed campaigns. Approved property information and imagery can be shown to help attract and match more buyers. No street number is shown, and the street name will only appear if the homeowner consents.

Will adding more property information improve buyer uptake?

Generally, yes. The more useful information a buyer can see, the easier it is for them to understand the opportunity and decide whether it suits them. Adding details such as features, price guidance, street name and approved photography can create stronger buyer engagement and more qualified enquiries. Private properties can still be matched using general property details, but the limited information may mean some buyers wait for further details before enquiring.

Who manages enquiries?

You remain the listing agent and manage all enquiries through our HQ platform. You then carry out inspections, negotiations and normal agency obligations.

What happens when a buyer matches?

Accepted Answer

A match means the property fits a buyer’s profile, it does not automatically mean the buyer has enquired or wants contact. The buyer is notified of the match and can explore the information you’ve chosen to provide. If they want to take the next step, they submit an enquiry. That enquiry is then sent to the Listing Partner to follow up and manage through the normal sales process.

What is the difference between a match and an enquiry?

A match means the property aligns with the location, price range and property preferences in a buyer’s brief. It identifies potential buyer demand, but does not mean the buyer has expressed interest in that specific property. An enquiry means a matched buyer has viewed the opportunity and actively requested more information. The enquiry will appear in HQ for the listing agent to manage and follow up.

A Territory Growth Partner, or TGP, is the exclusive SecretHomes growth partner for an agreed local territory. The role is much broader than receiving leads. A TGP uses SecretHomes to build earlier relationships with local homeowners and buyers, grow their local consumer ecosystem, understand property intent and create a genuinely different way to grow their business. SecretHomes is the consumer-facing matching and introductions platform. SecretHomes HQ provides the TGP with the tools, marketing resources, insights and local opportunities to activate that ecosystem. For an agent who wants to grow, gain momentum or become known for doing things differently, it is an opportunity to introduce a modern property experience to their community before another local agent does.

SecretHomes is one connected consumer ecosystem. A buyer or homeowner may enter through a campaign, agent or partner in one part of Australia and create a relevant opportunity somewhere completely different. For example, during the pilots, a campaign run by #hashtag.realestate on the Mornington Peninsula generated a consented homeowner opportunity for an approximately $2 million property in Bayside. That opportunity flowed to the aligned Bayside pilot partner, even though the campaign did not originate in their territory. This is the SecretHomes Network Effect: Every partner introduces more consumers to the platform Every campaign can create activity beyond the area in which it was run Buyers can match with homes across multiple regions Homeowners can enter through national, local or partner-led campaigns Opportunities are routed to the relevant aligned territory partner Listing Partners add more property choice, strengthening buyer engagement More buyers attract more homeowners, and more homes create more meaningful matches The TGP’s local activity remains important, but it is amplified by the activity of the wider network. Over time, the same principle can extend internationally: a person may enter SecretHomes in one city or country while their property plans, investment interests or next move create an opportunity somewhere else in the world. This is one of the fundamental differences between SecretHomes and traditional database marketing. A single agency database is limited to the people that business already knows. SecretHomes is designed as a growing, connected network in which each new person, property, campaign and partner can add value to everyone else.

What does territory exclusivity mean?

Another agent may still use SecretHomes as a Listing Partner to load an individual property. That does not make them a TGP and does not give them the TGP’s territorial position, local growth rights or consented homeowner opportunities. Allowing other agents to add relevant properties increases the number of potential matches available to local buyers and helps strengthen the overall ecosystem.

How is a territory selected?

Partners should generally choose areas where they already have traction or genuinely want to build it. Neighbouring suburbs will often form the most natural cluster because local marketing and consumer behaviour can be activated cohesively. However, the best structure may differ between metro, regional and specialist markets. The trial will also help SecretHomes and its partners gather better evidence about how territories and clusters should be structured at scale. For an early TGP, this is also a chance to help shape how SecretHomes grows in their market while establishing the local position from the beginning.

What happens after the trial?

The trial creates a protected 90-day period in which partners can build the territory, measure the response and make a more informed long-term decision. Partners are not automatically locked into an unknown ongoing price or a long-term agreement. One purpose of the 90-day trial is to gather enough real evidence to determine a fair and commercially sustainable longer-term model for both SecretHomes and its partners. Before a partner is asked to enter a longer-term arrangement, SecretHomes will provide the proposed pricing, territory structure and terms for consideration. The partner can then decide whether continuing makes commercial sense for their business. This means the longer-term model can be built from real partner experience and commercial evidence rather than assumptions. Early partners will help inform what a fair and sustainable future partnership should look like.

What are the financial expectations during the trial?

The agreed trial partnership fee is the core financial commitment. The opportunity becomes most powerful when the territory is actively introduced to the local market. Each TGP will therefore need to activate SecretHomes through some form of marketing during the trial. Our recommendation is not necessarily to increase the partner’s total marketing spend. Instead, we suggest reallocating a reasonable portion of the business’s existing marketing budget to SecretHomes for the 90 days. This creates a genuine opportunity to compare the response, consumer engagement and return on investment with the activities that budget would ordinarily have funded. The amount and mix will depend on the partner’s market, existing budget and preferred channels. Any additional expenditure, including optional buyer-acquisition advertising for a particular listing, remains a deliberate decision by the partner.

The early pilots have already demonstrated that this activity can contribute to appraisals, listings and sales when activated locally. As with any marketing or business-growth strategy, SecretHomes cannot guarantee a minimum number of homeowners, buyers, appraisals, listings or sales. Consumer participation varies by territory, market conditions, local activity and partner participation. The advantage of the trial is that activity can be measured. It gives both parties the opportunity to see what the territory produces, learn which campaigns engage the community and determine the real commercial potential of the model locally. It also allows partners to see the Network Effect beginning to develop as opportunities arrive through activity beyond their own database and territory marketing.

What participation is expected from a TGP?

Every TGP has the opportunity to become the local face of SecretHomes by actively launching and marketing it within their territory. SecretHomes provides the infrastructure, tools, campaigns and opportunities; local activation brings those advantages to life in the community. SecretHomes does not intend to micromanage partners or require identical activity in every market. Different agents have different strengths, databases, budgets and local audiences, so partners can choose the marketing mix that best suits their business. The important thing is that the territory is genuinely activated rather than simply secured. We recommend redirecting part of the partner’s normal marketing budget into SecretHomes activity during the trial, then using HQ analytics and business outcomes to compare its return with their usual marketing. The objective is to test whether SecretHomes produces stronger engagement and better value, not simply to add another cost to the business. A genuine level of participation is required for the partnership to work and for either party to fairly assess the trial. Participation may include: Introducing SecretHomes to the partner’s database Sharing SecretHomes consistently through social channels Using supplied email, SMS, social and local marketing campaigns Incorporating SecretHomes into appraisals, listing presentations, prospecting and community conversations Creating a SecretHomes consumer profile and understanding the consumer journey Responding to opportunities promptly Attending partner check-ins Sharing feedback and results Applying the learnings and campaigns shown to be effective during the trial The objective is not activity for activity’s sake. SecretHomes tracks campaign activity and outcomes so partners can focus on what is genuinely producing engagement in their market and assess the return on the budget they have allocated.

The strongest pilot results came from partners who actively and consistently introduced SecretHomes to their communities. The pilots gave us valuable evidence at both ends of the spectrum. The partners who actively amplified SecretHomes locally generated the strongest traction. Even those who acknowledged they had not fully activated it saw enough value and potential to continue into the next trial. Three of the five original pilots generated sales connected with SecretHomes activity, despite the early pilots taking place before broader national consumer acquisition campaigns. Results will naturally vary by territory, but that early outcome gives us a strong foundation to build on. The central learning was simple: local participation materially affects local results.

The tools and asset library will continue to grow throughout the trial.

What is a consented homeowner opportunity?

Accepted Answer

A consented homeowner opportunity, or CHO, means a homeowner has taken a meaningful step and given permission to be contacted by an agent. It is an opportunity to begin a permitted conversation earlier than may have been possible through traditional prospecting. Some conversations will create immediate possibilities, while others may become valuable relationships over time. As with every form of business development, not every CHO will become an appraisal, listing or sale. A homeowner may: Already be listed with another agent Be subject to an existing authority Have an established agent relationship Be considering a future move rather than an immediate sale Be exploring their options Change their mind Decide not to proceed SecretHomes cannot control a homeowner’s decisions or independently verify every aspect of their circumstances before making an introduction. What it can provide is something valuable: explicit permission for the aligned agent to begin the conversation.

Who is responsible for qualifying an opportunity?

The agent is responsible for conducting their usual qualification and due diligence after an introduction. This includes: Understanding the homeowner’s circumstances and intentions Establishing whether an agency authority is currently in place Respecting existing agency relationships Confirming whether a prospective buyer has previously enquired about or inspected a property Managing buyer introduction, commission and conjunctional matters in the normal way Complying with all legal, regulatory and professional obligations SecretHomes provides the matching, consent and introduction pathway. The agent then determines whether there is a genuine opportunity to assist.

What if a consented homeowner is already listed with another agent?

A homeowner’s consent to contact does not override an existing agency authority or remove the agent’s normal obligations. The TGP should qualify the homeowner, establish the status and terms of any existing authority, and proceed professionally and lawfully as they would with any other prospective client. The homeowner may not be an immediate listing opportunity, but the consented conversation may still allow the TGP to establish a respectful future relationship. They may become an opportunity after an authority ends, remain with their existing agent or choose not to proceed.

What if a matched buyer has already seen or inspected the property?

The agent must establish this through their normal qualification process. SecretHomes cannot guarantee that every matched buyer is a completely new introduction to a particular property. The agent remains responsible for checking prior enquiry or inspection history and managing any commission, effective-cause or conjunctional issues in the usual way.
